A vacate clean is judged against a condition report, not against how the room looks to you. Knowing what an agent will actually look at is the expertise worth buying here. Agents check the traffic lane down the hallway, the crush under where the bed was, the edges against the skirting and the dark ring where a pot plant sat. A hire machine pushes water into those areas and pulls very little of it back out, which is why so many self-cleaned carpets fail and then take three days to dry. Carpet left damp for three days in a closed-up property is also a mould risk, which turns a bond problem into a health hazard for whoever moves in next.
Our technicians use hot water extraction, which is what the trade means by a professional steam clean: the pile is pre-vacuumed, a pre-spray is worked into the soiled lanes and left to dwell, then the carpet is rinsed and the water drawn back out under vacuum. That is the method almost every tenancy agreement means when it says the carpets must be professionally steam cleaned, and it is the method named on the receipt we send you.
The parts people do not expect are the ones that decide the inspection. We do the wardrobe floors, the stair treads and the strip behind where the door swings, we treat the pet marks and the spills separately rather than hoping the general clean lifts them, and we tell you before we start if a mark has been in the fibre too long to come out. Knowing that in advance is far more useful than finding out from the agent, and an experienced technician can tell you at the walk-through.
